Dolphin Mall opened in March 2001 in Sweetwater, just west of central Miami. Covering around 1.4 million square feet, it’s structured as a discount outlet mall anchored by a mix of mid-price and value-focused retailers. Ownership is held by Taubman Centers, who developed it with Swerdlow Real Estate.

The mall includes over 240 stores and approximately 15 anchor tenants such as Bass Pro Shops, Burlington, Marshalls, Saks OFF 5th, Ross Dress for Less, and more. Retail offerings span fashion, electronics, outdoor gear, and more.
Layout & Design Zones
Dolphin Mall is organized into thematic sections: Ramblas (boulevard-style shops and entertainment), Playa (beach-themed décor with casual brands), and Moda (fashion-focused retailers). Most of the mall is single-story, while the Ramblas area includes a second level that houses the movie theater and entertainment venues.

Dining options range from quick-service venues and a food court with over 30 diverse eateries to 19 sit-down restaurants, including chain eateries like The Cheesecake Factory, Burger King, and international options. Entertainment offerings include a 19-screen CMX movie theater, Dave & Buster’s, Bowlero, and children’s play areas.
Performance & Development
Early redevelopment included additions like Bass Pro Shops and a Courtyard by Marriott hotel nearby in the mid-2000s. The mall has maintained strong performance among U.S. shopping centers, benefiting from a combination of outlet pricing, tourist convenience, and family-oriented offerings.

Aventura Mall is open Monday–Saturday from 10 a.m. to 9:00 p.m., and Sunday from 11 a.m. to 8 p.m.
Dolphin Mall offers around 7,800–8,500 free parking spaces. Its location near the crossroads of Florida’s Turnpike and the Dolphin Expressway provides straightforward access from downtown Miami, Miami International Airport, and surrounding suburbs.
